REAL RESULTS. DISTINCTIVE HOMES.

Vacation Rental Management Results

Every property and ownership situation is different, but these examples show what active revenue management, hands-on local operations and thoughtful property positioning can change.

These properties remain anonymous, but the numbers are real. Each comparison uses the same period year over year so owners can see how performance changed over time.

01         LAUNCHING A NEW PROPERTY

32% more revenue
with fewer paid nights.

STARTING POINT
We launched this design-forward desert home in late May 2025. By its first fully comparable summer, the goal was not simply to fill the calendar. We wanted to protect high-value dates, establish a strong nightly rate and respond to real booking demand as the season developed.

WHAT COCOON DID
• Built an intentional launch and pricing strategy
• Protected higher-value dates instead of discounting too early
• Monitored booking pace and adjusted rates as demand changed
• Managed minimum stays and calendar availability around real market conditions

GROSS REVENUE

NIGHTLY ADR

 7 Fewer

PAID NIGHTS
WHY IT MATTERS
The home earned more from 58 paid nights instead of 65. Stronger performance did not come from filling every available night; it came from earning substantially more from the nights that booked.

02          A FRESH START AFTER UNDERPERFORMING MANAGEMENT

A new strategy unlocked occupancy and income.

STARTING POINT
This high-end desert retreat was first self-managed, then spent several months with another management company before Cocoon took over. The property already had strong fundamentals, but it was not reaching its potential.

WHAT COCOON DID
• Reworked pricing and calendar strategy
• Strengthened the property’s market positioning
• Actively monitored booking pace and availability
• Combined revenue management with consistent hands-on local operations

MONTHS MANAGED
WHY IT MATTERS
In our first four months, paid nights more than doubled while gross revenue grew 57% year over year. The improvement came from changing both how the home was positioned and how actively the calendar was managed.

03          GROWING AN ESTABLISHED PROPERTY

A strong property kept getting stronger.

STARTING POINT
This established desert home already had a solid booking history. The opportunity was not a turnaround; it was continued optimization.

WHAT COCOON DID
• Refined pricing throughout the year
• Adjusted minimum stays based on demand and booking pace
• Monitored the calendar rather than treating the listing as “finished”
• Continued balancing occupancy with stronger nightly rates

 +48%

RENTAL REVENUE

 +32%

NIGHTLY ADR

+12%

PAID NIGHTS
WHY IT MATTERS

Revenue increased 48% while ADR grew 32% and paid nights increased 12%. It is a good example of what ongoing revenue management can do even when a property is already performing well.

JANUARY 1 – JULY 31, YEAR OVER YEAR

What these three homes
have in common.

The properties are different, and so were the strategies. One was launching, one needed a fresh start after underperforming management, and one was already established.

What they had in common was active management. Pricing was reviewed as conditions changed. Booking pace mattered. Minimum stays were adjusted when needed. The calendar was managed rather than left on autopilot. And the homes were supported by a local team responsible for the day-to-day guest and property experience.

There is no single pricing formula or management playbook that works for every Joshua Tree vacation rental. The strategy has to fit the property, its positioning, its owners and the market around it.
